KL City Gateway: The Evolution of Kampung Sungai Baru
A new beginning, built on trust, patience, and purpose.
KL City Gateway represents the realisation of a long and complex urban redevelopment journey, one shaped by nearly a decade of engagement, coordination, and collective resolve to transform Kampung Sungai Baru into a future-ready urban precinct.
More than a conventional development, KL City Gateway is the outcome of sustained listening, negotiation, and collaboration between landowners, authorities, and Suezcap as the initiator and coordinator of change — restoring liveability, strengthening connectivity, and renewing the role of the community at the heart of a growing Kuala Lumpur.
Why Development Became Necessary
Despite its strategic location just minutes from KLCC, Kampung Sungai Baru faced increasing challenges over time. Ageing flats and terrace homes began to show structural strain. Limited space, outdated layouts, accessibility issues, and maintenance constraints affected daily liveability.
Strategically located just across from Kuala Lumpur City Centre, Kampung Sungai Baru stood in sharp contrast to its rapidly modernising surroundings. While the city evolved at pace, the physical condition of the neighbourhood struggled to keep up.
Many of the low-rise flats and terrace homes, built in the 1970s, had reached the end of their functional lifespan. Ageing structures, outdated layouts, limited accessibility, and constrained infrastructure increasingly affected safety and daily liveability. Incremental repairs were no longer sufficient to address structural deterioration or meet the demands of modern urban living.
Despite its prime location, the underutilisation of the land represented missed opportunities — not only for the city, but more importantly for residents who deserved safer, better-quality homes on land they rightfully owned.
Redevelopment therefore became a necessity to:
- Improve safety and living standards
- Replace ageing and inefficient buildings
- Upgrade infrastructure and accessibility
- Secure long-term sustainability for future generations
- Optimise the site’s potential through comprehensive redevelopment
A Process Initiated in 2008
The redevelopment journey did not begin with construction, it began with conversations.
In 2008, property owners of Kampung Sungai Baru, through the Sungai Baru Property Owners’ Welfare Association, initiated discussions to explore a more sustainable future for their neighbourhood.
Residents engaged local leaders for support, consulted relevant authorities for guidance, and held discussions with potential developers. Through this process, Suezcap was invited to participate in recognition of its experience and capability in redevelopment to help translate the community’s aspirations into a viable and structured redevelopment framework.
2016 — First Joint Venture Agreement Signed
A significant milestone was reached in 2016 when joint venture agreements between landowners and the property developers were formally executed. This step represented more than a contractual arrangement — it reflected collective consent, shared intent, and a clear decision by the community to move forward together.
Over the next nearly nine years, engagement continued steadily through regular briefings and dialogue sessions with landowners, clear communication of development concepts and their implications, as well as ongoing alignment with regulatory requirements and relevant authorities. Trust was built gradually, and progress moved forward only with the consent of the community.
2025 — The Long-Awaited Kampung Sungai Baru Redevelopment Officially Commences
After nearly nine years of anticipation, the long-awaited redevelopment of Kampung Sungai Baru officially commenced on Sunday, 30 November 2025, with the ground breaking ceremony marking the start of on-site works. This moment signalled the transition from planning and dialogue into implementation — and the beginning of a new chapter for the community, shaped by a vision carefully developed over nearly a decade.
The ceremony marked the commencement of on-site works, signaling the transition from prolonged consultation and preparation into physical development. This milestone follows years of discussions, joint-venture agreements, and regulatory processes, and represents a significant step forward for the project.
With the start of works, the redevelopment is now progressing under its new identity — KL City Gateway — setting the foundation for the area’s long-term transformation.
A Community in Transition
Following the signing of the joint venture agreements in 2016, residents began relocating to transit homes at Kerinchi Residensi, KL Gateway. These homes, made available upon execution of the agreements, provided improved living conditions while redevelopment preparations progressed.
Though transitional in nature, this phase marked a meaningful shift — from ageing structures towards safer, more comfortable homes, allowing daily life to continue with greater assurance as the redevelopment moved forward.

Engagement That Moves with the Community
Together with the Sungai Baru Property Owners’ Welfare Association, community activities, dialogue sessions, and regular briefings were organised to ensure open engagement throughout the process. These efforts strengthened relationships, encouraged transparency, and ensured residents remained informed at every stage of progress.
The redevelopment was not treated as a technical exercise alone, but as a shared journey shaped through continued communication and mutual understanding.
Urban redevelopment of this nature requires patience. The journey from aspiration to implementation took time — time to align stakeholders, address complexities, and build collective confidence in the path forward.
From Kampung Sungai Baru to KL City Gateway
KL City Gateway was envisioned as more than a replacement of buildings. It is a strategic response to a prime city location, transforming the area into a vibrant urban precinct that thoughtfully integrates residential, commercial, and lifestyle components to form a cohesive and dynamic city environment.
The development is shaped by three key drivers – Connection, Gateway, and Catalyse.
Connection
- Strategically located within an approximate 500-metre radius north of the Petronas Twin Towers, positioning the site at the edge of Kuala Lumpur’s most recognisable city core
- Approximately a 15-minute walk (about 800 metres) to the Petronas Twin Towers via the iconic Saloma Link pedestrian bridge
- Around a 400-metre pedestrian stretch from the Jalan Ampang–Jalan Saloma junction to the end of the Saloma Link, with the bridge itself located approximately 150 metres from the site
- Supported by nearby LRT connectivity, positioning the development as a transit-oriented site that encourages reduced car dependency and everyday urban mobility
- Enhanced vehicular accessibility through a direct connection to the AKLEH highway, improving regional access while managing local traffic flow
Together, these layers of connectivity reposition Kampung Sungai Baru from a previously disconnected enclave into an integrated part of the city — walkable, accessible, and aligned with contemporary urban movement patterns.
Gateway
- Establishing a clear urban threshold into a renewed precinct
- Introducing modern residential and mixed-use components that redefine arrival and identity
- Creating a landmark development that respects heritage while reflecting progress

Catalyse
- Leveraging proximity to the city core to unlock long-term economic and social value
- Creating a destination that supports urban activity, placemaking, and a renewed sense of arrival
- Demonstrating how a distinctive urban site can be reimagined through careful placemaking and considered design
KL City Gateway is envisioned as a catalytic urban development — one that elevates the surrounding area by introducing a modern, well-connected environment while remaining grounded in the site’s cultural depth and human scale.
Together, these principles position KL City Gateway as both a gateway to the city and a catalyst for urban transformation —
connecting people, places, and possibilities.

At the heart of KL City Gateway is a clear promise: residents will return to better homes, on land they own.
KSB Residences are planned with practical living in mind — safer structures, improved layouts, and modern facilities that respond to contemporary urban life while remaining familiar and community-oriented.
The residential component reflects the understanding that successful redevelopment is not defined by scale alone, but by how well it serves the people who return to live within it.
